How the Attack Actually Works

Fraudsters hack or spoof a legitimate email account belonging to a real estate agent, title company, or closing attorney, then quietly monitor the thread — sometimes for weeks — learning the closing date, the lender, and the exact dollar amounts involved.

Right before closing, they send “updated” wire instructions that appear to come from the closing attorney or title company. No malware, no obvious red flag — just a well-timed, convincing email.
